Our service is the preparation of lease plans and calculations, done to the “BOMA Standard”- the most comprehensive method for the measurement and calculation of square footage inside commercial real estate. This standard, known formally as "ANSI/BOMA Z65.1-1996 Standard Method for Measuring Floor Area in Office Buildings", was formulated and approved in 1996 by the American National Standards Institute (ANSI http://www.ansi.org/ ) and the Building and Owners Management Association (BOMA http://www.boma.org )

This standard, widely used in the USA, became the de-facto standard for the measurement of commercial high class office space in Russia. As a rule, foreign Landlords and foreign Tenants in Russia prefer to lease and rent office spaces according to BOMA Area Calculations, because of its clarity, time-proved reliability and recognized authority.
The ANSI/BOMA Standard offers a fairly rigid set of methods for measuring square footage in Office Buildings, Including Rentable Area, Usable Area, Store Area, and Construction Area.

Prior to BOMA Area Calculations, precise as-build floor plans must be prepared, borders of all Common areas and functions of  all spaces must be defined. All Floor Common Areas are proportionally distributed between tenants of this floor, and all Building Common Areas are proportionally distributed between all tenants of the Building. Rentable area for each tenant is calculated according to the ANSI/BOMA Standard.

“Modified BOMA” Area Calculations

Sometimes modifications to the BOMA Area Measurement Standard are necessary. In this case the rendered method shall be named "The Modified BOMA Standard". However, BOMA International does not allow any modifications to the BOMA Standard.

 

More over, some building owners in Russia totally ignore the BOMA method and invent their own rules for area measurement which are profitable for them. But they call it the BOMA standard to avoid tenant's questions.

 

We vote for the strict following the original BOMA Standard. If any modifications to the standard were accepted by a building owner and a tenant they shall be clearly stated and documented.

BOMA or Russian SNIP codes area calculations?

Landlords of high class office buildings in Moscow most often choose BOMA calculations. The simple reason is not to loose profit on common areas and engineering services of the building, which were built exclusively for Tenants and their comfort. But what should answer Landlords, when Tenant wonder, why must he pay for real rented 1000sq.m., plus 120sq.m. of common areas? Why the area, measured by, for instance, an office manager, differ from even real 1000sq.m?
